The Urban Redevelopment Authority (URA) and Housing & Development Board (HDB) have officially released three highly anticipated residential sites for sale under the Confirmed List of the 1H2025 Government Land Sales (GLS) programme. The new plots are located at Lakeside Drive, Dunearn Road (Turf City), and Woodlands Drive 17, with a combined yield of nearly 1,400 new homes.

ERA’s Marcus Chu pointed to substantial pent-up demand, noting that the last major project in the area—Fourth Avenue Residences—launched in 2017 at a median price of S$2,406 psf
Expected top bids for this site are projected to reach S$1,300–S$1,400 psf ppr.
🔹 Woodlands Drive 17 – Executive Condominium (EC) Site

While the EC market has shown resilience, this site may face moderate bidding interest as it coincides with the Senja Close EC tender. However, strong fundamentals—including the upcoming Johor Bahru-Singapore RTS Link and a potential redevelopment of Singapore Sports School land—could boost demand.
The average land cost for ECs in 2024 stood at S$733 psf ppr, and analysts suggest this new site could set new benchmark prices, far surpassing the S$566 psf ppr recorded for Northwave—the last EC launched in Woodlands back in 2015.
