URA and HDB launch sale sites in Lentor, River Valley, Marina Gardens, Woodlands
Four residential land sites were released on October 17 under the second half of the 2024 Government Land Sales (GLS) programme by the Urban Redevelopment Authority (URA) and the Housing Board (HDB). These sites are located in Woodlands, Lentor Gardens, Marina Gardens Lane, and River Valley Green (Parcel B).
The confirmed list includes two prime sites—Lentor Gardens and River Valley Green—which are expected to yield about 500 and 475 residential units, respectively. The site at River Valley Green, located near the Great World MRT station, holds strong appeal due to its prime location and direct access to key amenities. However, analysts predict conservative bids from developers due to the current market conditions.
Meanwhile, the Lentor Gardens plot is part of an ongoing series of launches in the Lentor residential area, which has seen cautious demand given the ample supply of units already in the neighborhood. Analysts anticipate limited competition for the site, but it is still expected to draw attention due to its growing reputation as a private residential enclave.
The remaining two sites, at Marina Gardens Lane and Woodlands Drive 17, are on the reserve list, meaning they will only be made available if a developer makes an acceptable offer. The Woodlands site, which is marked for executive condominiums (ECs), is anticipated to garner interest as ECs continue to be popular with buyers for their affordability and potential for capital gains.
